I can speak to this from more than a personal stand point. 

Personally I would find a new one because like you I can't stand to be nickel and dime.

Just from a liability stand point, and the fact you shouldn't have to do it, get the seller to do it professionally done or at least professionally inspected with an inspection report.As for venting your attic that is a very easy job.

It'll make your signs stand out.
