You don't want to think you're in a ferrari racing toward your goal and find out your walking 10 years later. 

When people used to ask me what I did for a living I would reply "I road race motorcycles for a living... and I'm a nurse to pay for it!"

Similarly, you are slammed with work because a million people want to buy your listings for "x" over list price, and your sellers are throwing caution to the wind and offering "x" over list price to get a home amongst the rat race.

., you shoulda seen the bargains there LAST year...In many markets, the cash-flowing-rentals horse HAS bolted.

Just too many forks in the road ahead that all look appealing, but the goal is get out of the rat race as quickly as possible!

I think buying a policy after a foreclosure sale is like closing the barn door after the horse has left.

We live below our means and im leaning toward becoming a landlord, might get me out of the rat race earlier.  

What's to rent in Lexington....other than blue grass and plenty of horse country.  

The biggest pain point with 100k is scale, but if you successfully use those funds for a couple of BRRRs, you're off to the races.
