I'm hoping some of you can share some insight on the importance of certain amenities for attracting and keeping tenants such as:-An enclosed garage-Air conditioning-Radiant or central heat-1 vs 1.5 bathroomsWhich are considered a must-have, nice-to-have, or are irrelevant?  

When the contractor that I hired signed the contract with me, he said that materials are to be covered by him, and all fixtures are to be covered by me.
