Have any of you guys had success with these sort of loans and could it be better than seller finance/sub to?

We now have a better idea of the position that the California FTB will take on the structures when a failed 1031 Exchange in involved, which is no surprise to those of us that have take the time to really understand them.  

Also I was trying to get my own comps on an older 3/2 ranch,but most the properties around it were newer or larger.Whats the best way to compare oranges to apples for lack of better words.

man this is the best direct-honest-unbiased-transparent I ever heard of. it is like i said before, the local broker that has better cost efficiency and/or tech-driven brokerage would rise in popularity and the slow and decaying process of traditional brokerage. typical agent make 50k, there're more realtor than home to sell with different cost from each brokerage ; seller/buyer not just want lesser commision but they want bigger pie when selling like you said. 

There were options that would have made better investments, but the lifestyle this enabled fit perfectly.

I think you'll find it's still better than some markets with lower property taxes.

In all I am learning that finance is better than refinance.
