After tweaking my calculations I'll definitely be posting back here once I think I've found something.

I wanted a tenant who needed a short term lease, I found some students to take the place for $2275 a month on a one year lease.

What I have found personally is that VRBO is still the best. 

I’m a newbie to wholesaling and I’ve done my research and even found houses but what do I do next?

Since I am new to this, I wonder what others have found over the years to be the best candidate.

Ive narrowed down to a few sections of town and found a few properties that may work.

I did have to pay an extension fee due to their closing date and the municipal search in that city, and the fact after we went under contract they allowed the basement to flood (finished space) and never told me until I found out myself the day prior to closing.

Title says it all... this is in my personal residence but I’ve found BP to be a more credible source for answers than searching the web.After 2 or 3 showers the water gets cool/lukewarm, not freezing and will stay that way, can usually get away with a shower in the morning and one at night without problems but if it’s the kids in the tub and a shower that pretty much uses it up.Typical usage, nothing too long, any help?
