Like when we work tax sales in Memphis we can buy 30 properties in two days with our direct mail piece... but here in Oregon the top wholesalers I know that use all the tried and true methods IE  direct mail.. bus bench's bird dogs bandit signs etc.. they will spend 20 to 30k a MONTH.. its all a numbers game. and it really depends on the marketYou could send letters in parts of Detroit and get HUGE positive response.. or Eastern New York or any other major rust belt city were you have more homes than people or in areas that are renter dominated and your target is burnt out landlord syndrome. the area you choose is as important and the direct mail piece you send.

I've tried several websites and read multiple books and give BP BIG PROPS on having a great tool for REI's.1: Monthly Webinars - On select topics that pro members could sign up and listen to a podcast type discussion and have a Q&A session at the end...video, web or audio conference.2: Landlord Specific Packages - A bundle that would have a landlord specific needs (starter lease, inspection checklist, etc)3: Partnership for tenant screening, website development, legal forms, online payment, etc. a discounted fee or preferred membership to us the items listed above.4: A way to post ads (for rent, for sale, etc) from within the site to link to Craigslist, Zillow or other websites.5: A book club that suggests a book for pro members to read as a group and share a pro members only discussion about.

The area near #8 is Downtown College Park, which is a healthy area of South Atlanta ITP (lets refer to it as that), and is adjacent to Hapeville, which is expected to be a prime real estate location due to proximity and amenities.Here is a link to the master plan: http://www.eastpointcity.org/wp-content/uploads/20...Just recently, there was a groundbreaking announcement that the City of College Park ITP would be breaking ground on a new convention center which will host the Atlanta Hawk's G League Team, concerts, graduations, conferences, and everything in between.

I always give the client the estimate after I have asked the important questions and then tell them they need to discuss it with their CPA/EA/tax professional or I arrange a conference call to go over the estimate with the client and tax pro.
