I am not saying this to make you feel bad, but rather to remind you that we have all made mistakes and that you are doing the right thing by coming here and speaking to attorneys to seek solutions.The laws vary from state to state, and the reason why you may be getting different answers is because sometimes there are overlapping statutes that may be applicable to this rather vague and incomplete document.

We would use our attorney for the documentation needed but don't really want them involved in interacting with the seller and not sure they would be the best person to guide the transaction.Would a title company provide this service?

@Matthew Terry - If you look on your HUD-1 (the document that breaks down all the costs of the loan) it will tell you if there is a pre-payment penalty.

I do not understand where liability is from a servicer for enforcing the terms of the documents, which typically includes obtaining proof of insurance yearly.
