Not something you should be diving in on your own for so many reasons.

I am almost done with Brandon's No and Low Money down book and have been able to pick up on some very creative strategies..while eliminating almost every excuse i had before diving into RE.  

Hold your nose when you dive in.  

The deeper I dig into BP (forums and podcasts), I'm finding that getting the right deal has more to do with marketing and who you know.

Just Graduated from University of washington in tacoma washington  this last week and Im gonna start my broker licensing course tomorrow as a way to start getting a deeper understanding of the inner working of how a deal goes through etc....
