You may realize later in your investing career that being able to essentially get hundreds of thousands in equity financing for future deals (by preserving your capital by doing FHA deal on the 1st) at a 30yr fixed rate for under 5/6% is something that you might kill for later....especially when you'll be able to get a CD earning more than 6% in 5/10 years until your loan maturity 20 years later, and it's going to cost 15% interest or more if you want to borrower equity capital short-term from a private lender (above 80% LTV) - IF you can get it.

So as has been said if I can't trust them I don't work with them, that is the easiest program plus stealing buyers can be a two way street and if the guy wants to stay in business it is wise to stay on good terms with the other players in town.

These types of income streams pay out usually much higher than bank CD's etc. and you get tax depreciation if a NNN lease.

Father still has quite a bit of cash to pay his expenses so there is not an issue of Assited Living home wanting the money.Father curently has most of his assets in CD = low rate of return.The property consisting of a very nice 3/2 brick home, and a separate 'office' (the size of a 2 car garage) that is used as a Beauty Salon with a renter that has been there (salon) for 20+ years and would like to stay.
