I see comparable sqft renovated houses in the same neighborhood listing for $135-185, some w big differences from mine like asphalt roof or no central heat and air. 

Air conditioner/heating?

In my scenario the property was being marketed as having “Central Air” cooling and it actually spells It out on the listing twice so I didn’t question it and after seeing so many properties that day i assumed everything was good to go.

Tenant reported ac was blowing hot air at 10:30PM and I scheduled a technician 1st thing in the morning and they arrived in late afternoon to diagnose and repair.2.

AC is not blowing cool air.

Although in some areas (specifically buenos aires) where real estate increased by 20%, after adjusting for inflation, the real value reduced by over 20%. 

. - Confirm gas, electric, water are all ON - Turn on heating unit, turn on AC (if applicable) and confirm heat/air coming through all vents - Run all faucets, shower, and flush all toilets, check for active leaks - Test every light fixture and every outlet - Confirm all appliances work - Check all windows/doors for any issues (air gaps, water leaks, locking, not opening/closing, slamming windows, etc.)

Some other contributors in July were apparel (0.6%), air fare (1.2%), and motor vehicle insurance (0.5%).
