---Where can I find the best information on what I can put in a SC lease?

Not getting distracted by the new shinny object and staying focused on the type of investment I'd like to make is something I've learned.

Laminate was put in within the past 10 years.  

We don't have enough room to put in standard 2 foot deep counter tops, and a standard 30" range.

It is extra eye rolling that the LL owns a used appliance business, but won't put in a properly working refrigerator.

Now the end buyer will have to put in a total investment of $13.

Planning to work on my hobbies while everyone else in my household is distracted by the game on this drizzly Pacific Northwest day.

Bottom of my lease in bold print:  Keys are given when utilities are put in tenants name.Also my utility company has a special provision for landlords - when utilities are changed, I am notified by email. 

I have one applicant with 4 children and an applicant for the other vacant unit with a black lab.There is a fenced in yard all tenants would share.What do I need to consider, ask, put in the lease agreements?
