Hello Austin, I recently joined the Air Force and am writing this from my tech school (I don’t yet know what area or market I’ll be stationed near). 

Just left a job and will likely be going back into (software) contracting, so income looks a little sketchy (plus, for my company there are a number of write offs, so the net is kind of low). 

Would it be advantageous to write a letter to the seller and include with your offer? 

Everyone's rights and responsibilities need to be in writing to avoid arguments and confusion.

Get both in writing and maybe that could save the deal?

Also we would evaluate if we wanted the 10 months until end of lease, or if it made sense to write a new one for a full 12 months

There are companies that specifically write builder's risk policies that can be MTM.

Write down as many possible negative outcomes as you can.
