@Ethan Jennings do u know what would servepro charge for 1000 sqft hardwood floors?

For instance I would want to put this prop in the software and try to redesign it there, since I am a visual person.BTW, If you had to do 1 thing and 1 thing only, what would u do first?

I reside in Merrillville, approximately about an hour away from West Lafayette but visit the area there sometimes because my son lives there and runs his own health nutrition business near Purdue U.

As many of you know, residential supply of single family housing is extremely limited in the metro area, and pricing makes it difficult to underwrite positive cash-flowing properties in many submarkets of the District, such as Adams Morgan, U Street, Shaw, Logan, etc.

I think a lot of people got in the door that way, then wound up with more traditional deal structures in the end. 

Matt it’s awesome for paddle boarding  I will send u pics   We have a nice sandy beach as well with gentle slope into the river we are affected by the tide though  eagles  osprey hawks  big ocean going ships going up and down river lots to see  it’s just one of those very under radar areas  puget  island and we are on west sunny sands west about 1.5 miles of the ferry landing   So ferry to Oregon and 30 minutes to Astoria  bridge to cathlamet wa  30 minutes to the 5  

& Butte r strong markets and u will need an off market deal likely for it to make sense.  

@Erik EstradaAll are rehabbed and rent readyI’m looking to put 10% down of the asking price but I do believe the asking price is low and the value is double.8-10% is typical cap rate 10 being goodIf u raised price (value) to reflect 10% cap rate then the properties are priced at half of their actual value
