Me, on the other hand, would waste a day, ruin the job, and have to hire an extra guy to remove the flooring, buy new flooring and pay that same guy good money to lay down the new stuff.

It was disappointing bc maybe they held off on the main content until after those 2 hours but it seemed a big waste of time to just hear someone promise big and easy money when it's not.

I also agree that when I spend money on certain things it does light a fire under me because I hate to waste money.

You are still probably not getting 10% COC but it may mean a decent investment vs. the loads of stuff that are going to those with few requirements. 

I'm sure they get a lot of tire kickers and a lot of these prospect phone calls feel like a waste of time, so this made me feel like a waste of her time.She had a couple of follow up items she was supposed to email me but never did.I would have much rather if she just told me it wasn't a good time and rescheduled.

Any good lender adept at navigating smaller markets is used to not having loads of data at their fingertips and have undoubtedly found ways to deal with it. 

(These last two will save you a lot of wasted time.

This can all be completed now but I would recommend you focus on finding a property first so you do not waste too much mental power thinking about the lease.
