Great to buy homes for $50K if they cash flow but just keep in mind your setting yourself up for a difficult path if you plan to take any cash out down the road based on minimum loan size/Max 75% LTV guide lines.  

Keep in mind that most people coming into this area are spending a lot of their time at the parks or in the pool, and that we rarely get heavy, all-day rains here that keep people stuck inside for many hours at a time.

@Bryson ElderIf you want to be a success in real estate investments, you should keep studying the BRRRR style, financial analyses, property management market trends and risk management too.

It keeps you from overextending and buying too many properties at once.

I have a four unit in Chicago, the tenants are fairly careless about keeping all the garbage in the cans.

Keep in mind that this is a settlement.

I'm not sure if you plan to rent out the entire house or do a rent-by-the-room but you should charge as much money as you can so that you can keep the extra cash.
