In terms of buying, the quality of the neighborhood varies quite a bit from one block to the next.

In direct mail you can track KPIs and hone in on certain numbers to deliver consistent results, where as internet, you can to a certain degree if you're really advanced, but its not as easy to measure for the guy getting started.The quality from internet is good when they're good.

All you want is someone with only your interests in mind to tell you what to avoid.And just as a random side note, I do think there are varying levels when people talk about A, B, C, D areas. 

A model with those features allows for the highest degree of alignment and transparency between investors and the syndicator.
