Assuming that my ARV is correct and I'm not terribly confident it is as we're total newbies, I think that we might be able to get right around the $200k mark with some sweat equity in projects that we can do, modest kitchen upgrades (counter tops, backsplash, possibly replacing some cabinet hardware), and modest bathroom upgrades (tiling the floors, replacing the sinks and vanities).

And neighborhoods are being upgraded to reflect that growth.

We pulled out all the bells and whistles by setting up the extra security and replacing broken appliances, etc.So, My question is this: how much rental income should you make?

From there we calculate a number for all needed repairs and upgrades to get the full asking price.  

Hi in California and many people want Smart Home type systems in Apartments so Creating a Smart Management system to use on my existing Apartments upgrading these to increase the rents to become Sustainable Living Apartments.

It really needs a major upgrade.

And of course having good insurance, not just the minimum amounts.Maybe as part of your next upgrades you could install hard wired smoke and CO2 detectors.

The property that I am looking at is condo that is 800 square feet.I would like to get some insight on what the best upgrades are for this condo. 

Leases can generally be broken by an owner with notice if that owner has a need to move into the property as their residence.If the party who signed the lease wasn't authorized it may not be enforceable, need to check with your attorney, but first look to the owners rights to residency. :)
