Could use some help/guidance on what kind of updates we should make in the kitchen and bathroom ? 

Here's an awesome update on this deal:In Denver (and most of the US) housing values have gone up a ton in the past 7 months that I've owned this home, so I decided to look into a refinance already! 

Did minor updates myself, such as a new full privacy fence.Have been renting it out for about $300 cash flow for 3 years.

Everything with housing has slowed to a crawl as well, so it's unlikely they'll get their updated voucher, find a new place, and get inspections done within a reasonable timeframe.

We have since updated the house by redoing the kitchen (quarts counter tops, tile floor, tile backsplash, and upgraded to stainless steel appliances.

It has been a few months since I wasn't getting any updates from them, but now they are back and the plan is on again.As I mentioned before, I have to gain more knowledge and real-time experience in this to be independent.

That potentially messes with your Title insurance policy, Due on Sale Clause, update your landlord insurance (which may automatically inform the note servicer that a transfer occurred), etc. 

If I can find an article here at BP regarding the best type of insurance and how much you'll need to start off, I'll update you in this thread.Best of luck!
