Over the next few weeks, I followed up with the company to try and pay them for the course but they just couldn't find me in the system. 18 years later, over a thousand deals completed and millions made, I still owe Carlton 200 bucks.

@Chris Piper  i know this sounds cool.. but its totally illegal for an agent to give out their MLS code.There is much private information on these systems.. and who is to know if your not a criminal of some sorts and use this information to case homes and or other bad stuff.Not saying you of course but you get my drift..

Also, double confirm your major systems work.  

The thing I have reminded myself that getting your ducks and a rows and systems in place is very important. if you keep at it, and keep trying it will get you there quicker than you ever imagined.

Although i have created a number of systems and tools to help with the rehabs, I'm looking to learn about what others have done in order to expedite the process and handle more volume. 

The best way is to educate yourself on what the right metrics are to approach these properties logically and with a system that works each time.

I use eVoice ($13/month) and it acts like an answering system.  

HVAC system needs to be replaced. 

It is so easy to take out 4 or 5 tiles and replace it with something unique so it becomes part of the design.

Properties that are unique in their neighborhood are notoriously difficult to calculate for accurate investment value.Do you want to be left stranded, committed to buy at a price the Seller already thinks is the best net-price they can get, and you would be gambling it wasn't?
