It sounds very appealing to someone with limited funds such as myself, but there appears to be quite a high barrier to entry (that being competing with other wholesalers who already have very effective systems for finding distressed sellers).I was wondering if anyone has any tips or tricks that someone in my unique position could use to help me get started.

Many jurisdictions do it by density, so you need to combine the zone name with the lot size to figure out how many units are possible. 

This subjects you to that interest rate risk should they rise.The strategy I currently use is a combination of the two.  

It makes for a bad combination where many people get taken advantage of.  

You'll need to watch it closely without injecting delays in the process.Another thing you might consider is to do each house from a unique checking account.

The combination of low PITI and high rental prices you can definitely have a nice rental that is profitable.
