Id start with a 30 year, give myself the extra cash flow for unexpected expenses, and then figure out what I want to do with a refinance (depending on the income).

Even when you have conservative estimations for cash flow, unexpected costs can eat into that cash flow so I can't imagine going in knowing CF would already be negative.
