My question is for EOS/EXE type sales (which I gather to mean other tax delinquencies other than property taxes).... what happens if you are the winning bid for these types of sales?

You will learn about different creative strategies investors are using today, various property types, and current market trends (and, of course, much more).

However, I would suspect most larger developers who will undergo the type of site work you are describing won't be as incentivized.  

One of the guys mentioned that to start this type of long-term strategy is to call the seller of a mfam, propose coffee/lunch, and basically ask the seller for their story: why they got into it, how do they manage their business, how do I get to be like you when I grow up type of conversation.

Idaho, we liked some of it but we don't like places that get super cold and have to deal with those issues of heavy freezes and snow removal since we do not have any experience with those types of issues to even know what to look out for.
