I would only consider refinishing the floors if they were a true hard wood (make sure they're not pine), even then it may not be worth it from a practicality standpoint.

You don't need a wholesaler and being new to this you're not going to get first look at any deals from a wholesaler especially since you are financing (especially true if FHA) as the wholesaler wants cash and quick confident close.

Sometimes no running water, heat, pest infected etc.As for investing in high crime areas it is true you can buy a cheaper home here but make no mistake that keeping a paying tenant is generally the issue.
