Hardwood Flooring Dilemma

I’m looking at a mid sized multi family that is in need of a makeover. With a rehab and proper tenant placement and spreading the word that it’s under new management I think it has the potential to be a money maker.

My question is regarding the flooring. It has original hardwood floors that are a dark color that either need to be refinished or have new laminate flooring installed on top of them.

What would people recommend? I feel the hardwood might look good for a while but would get scuffed and worn in a short while.

Take it unit by unit? Or go with my gut and simply cover it with fresh vinyl wood planking.

I own the building next door which has been done with high end laminate wood plank and nice touches and it looks brand new, clean, and attracts professional people.
