The differences in the markets will be like splitting hairs, any potential savings you may gain you will have lost by having a lack of familiarity with the market, lack of contacts and just pure distance between you and your investment.The only people that should be looking to invest in other markets besides their own are those that are priced out of their market.

On the last podcast interview with the investor in Mobile Home Parks, the issue of male facial hair and real estate investing came up.

Ca-chingNow... if it all goes to pot and the tenant/buyer still can't pull the trigger at the end, now you have some decisions to make.

My first thought is to say place your assets in a trust, but your spouse still would not have access to your funds until a triggering even occurs.

However, I'm in the same boat as many people who are bringing sweat equity to the table in hopes of finding someone with finances to invest.As I've been telling friends/family about our plans, several of them have said to let them know when we are ready to pull the trigger because they would be seriously interested in investing with us.  

I don't know if it's the case in CT but in WA, taxes are triggered with almost every transfer. 

The trigger is the closing. 

But that has changed dramatically over the last 6 months, I cant wait to pull the trigger on something here as well! 

The manager is showing off to my mom her $100 hair cut, her brand new furniture in her room at the motel, and taking her family on $2000 cruises (bragging about how expensive these things are).
