I went in and repaired the property and did the following updates: - All new flooring throughout entire house- New stainless steel kitchen appliances- New Paint on both interior, exterior, and basement- Updated landscaping- Minor roof repairsThe property appraised for a little under than what I expected, but I gained a few insights from the initial BRRRR.

He’s going to need his deposit refund to move and per FL law I can only give him back the entire deposit OR keep it all for up to 30 days while I get it  fixed and give him an accounting of what’s being kept  If I do that he won’t be able to move out as he won’t have his money.

As long as the roof has enough life you can be fine with 3-5k to start in my opinion. 10k is also extremely high for closing costs on a conventional loan...
