And you should definitely have the help of an experienced real estate attorney to dot your i's and cross your t's beforehand.

If you can make $10k and they are happy with your price, as long as you obtained the deal honestly then by all means charge that, you will have earned it.

For me it was only partially about risk mitigation, but also the tax benefits (It's possible to expense and LLC and obtain favorable tax benefits). 

@Donna FlorioIf you don;t mind me asking tell me a little bit about your budget. what did you think it was going to be and what did you get it quoted for?

As a beginner, obtaining funding to back a REIT isn't going to happen, you'd never get past a broker-dealer's third party due diligence.The way you want to do this is via private placements.  

I am not worried about safety issues for my future renters since the space has been inspected and construction is good but just thinking if it is even possible to obtain permitting after the fact?  

@Larry Turowski I receive several calls a day from signage but that includes multiple vehicles, 6 employees wearing T-Shirts daily & signage in around 100 yards.

Will it hurt my ability to obtain financing significantly?
