I am scratching my head between WI licensing law, a tough seller, and a very hard area (somewhat rural) with very little investors looking to fork out around 200-300k as a down payment, (banks will probably want %25 of the initial list cost).Does anyone have any ideas on what I do?

These are often overlooked, and can be substantial when you add them all up.

As we head into the holiday (Thanksgiving is 10 weeks away) I think you may see houses sell for list price and DD back to a reasonable 1-2%.

I find that a lot of clients have this line of thought, but don't truly know where they are wanting to head.

Really appreciate your ideas and the heads up about bank statements from family gift donors.

I think we are heading for some strange times.Having said that, if you gotta buy now, I think your best bet is to find a partner, you provide $$, he has the credit, you have some skills, give him 20%......

My wife and I are pretty new to the investing scene, but have gone in head-first, if you know what I mean.
