The lofty ones are just harder to achieve...but worth the effort.

If you really want to go the house-hack style, rent-by-the-room model, you can do that and do well, but be sure your lease addresses the issues specific to that model.

If you just starting out and looking to use real estate as a retirement vehicle, maybe own a handful of properties and gain financial freedom, you can achieve that without having to establish a LLC.

If the tile is a style I don’t like, but, it’s not chipped, I save it, etc etc… the trick for me is to start with all major mechanical items: hvac, HWT, panel, and then add the roof… if all that checks out then the odds of a minimal rehab are even better!!!
