Sounds to me like wading through some very murky legal waters here. . .

I'd test the waters a little bit before getting too official.  

If remodeling work is required then you might need a change of occupancy (don't know how Co Springs handles that - some jurisdictions don't concern themselves with that) which can be challenging.

The project is in powder springs.

I am interested in meeting other investors in the Colorado Springs area.  

However, if you move out, you're actually under water $200/mo, and that doesn't even take into consideration your reserves.So, you just need to make sure the property will cash flow without you in it.  

I made a mistake: only called PG&E, not city for water.

Just make sure you're not buying something on Murchison/rosehill roads and be careful with spring lake. other than that you're probably fine dude.

They neglect to tell you their requirements in full, then they spring it on you in stages to drag it on longer.
