Do you suggest working through a Real Estate Specific CPA or have you ever looked into the Wealth Strategist CPA's such as ProVision or FinanceCAPE?

Deck is it above ground,, so it's hanging over... or is it on the ground,,,I'd check with zoning to find out what are specifics for building a deck how far from lot line can structure be located or can over hang...and see if permits were pulled by that property owner and if it was inspected and signed off.. 

They signed a document, outside of some very specific situations (military deployments, imprisonment, etc.) their legal obligation is absolute. 

Talk to your compliance officer to get the specifics.

I don't know if any of this would make sense or cash flow since we don't know any specifics about market value, established rents, etc.

Would anyone be able to offer any specifics on how they use the MLS to find deals (specifics as opposed to generalizations)? 

I won't get into the specifics of the actual deal itself, that has already been properly analyzed by both my partner and I.
