FHA Loans: Usually requiring only 3.5% of the purchase price down, FHA loans provide a reduced down payment alternative.

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).

Who does these (not looking for specific companies), is it accountants, lawyers, agents, and/or contractors?

Keeping in mind that if the borrower has to get a brand-new loan at the end of a balloon period, they would again pay a 1% loan initiation fee, so it’s easy to argue that this 2% fee isn’t terrible considering the alternative.

Additionally, if you have specific plans for how you're going to leverage equity in this property to make more purchases that could be something to think about.
