As a fiduciary, the limited/managed risk actually limits their options.I THINK at least a fee based advisor won't be "pushing" in certain securities/funds that (s)/he gets a commission.

Sell.I am really concerned about trends I have seen in Florida where condos are being shut down due to unpayable costs/assessments, the building gets torn down and then a new one rebuilt and the condo owners simply lose everything.The idea of an HOA on sterroids makes me want to avoid them but then the added risk of shady tear downs makes me avoid condos like the plague.

....if not, I strongly suggest studying up on that topic.I'd also definitely suggest reading up on the risks of funding a rehab with credit cards--especially if you've never done a rehab using credit cards, and especially if you don't have the cash reserves to stay afloat if things don't go according to plan.

A duplex/multifamily could work but the tenant friendly laws in the bay area have me concerned that an extended eviction process would kill any reserves and risk losing the property.
