The garage matches the style of the duplex.What are your thoughts on this:  I've considered renting the garages out separately from the duplex, and with a separate lease for each garage stall.  

It's just a separate note. 

They are two separate metrics that paint a different perspective on the same picture and then you can make a better decision.

I would post two separate ads.

If it were condo-ed individual up down units could be sold separately. 

Once the originator can see the full picture, they can advise if it would be advisable for you to apply sole and separate.

Then in a separate transaction to pass ownership, sell the LLC to a rehabber or landlord and they have most of their work for taxes already done.Also, to HUD, the ownership of the property doesn't change because the LLC still owns it.

I probably could've finished in 4-5 months but we purchased two separate fourplexes that derailed me a bit.Let me know if you have any other questions, I would be happy to answer them.

Many newbees will contract it all out to a single contractor to get the job done, but in my opinion, if you contract each out separately that you will end up with a better product with higher end finishes and accessories.
