Is climate or the costs of owning a property in more 'risky' areas something you consider when investing? 

You can find out what makes the seller decide to sell by getting to know them and communicating with them regularly.

I understand that you can buy something and then immediately re-sell it for a higher price.

So....... with my previous CPA (who has since unexpectedly retired) we did a cost segregation study on an asset that was placed into service in 2021 which broke down the bonus depreciable items into 3 buckets, a 15 year bucket, a 7 year bucket, a 5 year bucket and the rest would be on a 39 year straight line depreciation schedule as it is a short term rental.

My carrier, Mercury, opted not to renew because my buildings turned 60 in 2022 (policy cost = $11K).

I should be getting a slip in the upcoming weeks and would like to offer it to guests as a selling point or up-charge to the property but I wanted to ask has anyone had experience with a similar situation?
