The organization called Twin Cities Habitat for Humanity Mortgage Foreclosure Prevention Program (MFPP) for example is one of the organizations that assist people facing a mortgage foreclosure hoard their homes.

Find in particular a commercial broker as well, and pick his brain for the local financing information you seek.

Or maybe its because "Investors so good as yourself" are selfish jerks who shouldn't be investors and leave people looking for help to search for a company to help us because "YOU" wont spread the information to help someone in need seeking the same thing you are.

The seller is willing to raise or lower the price as needed to help me get whatever I need out of the deal financially (higher price, higher commission, lower price, lower commission, higher price, higher seller assist, etc...)

I am not really sure how to go about this besides a seller assist for the closing costs - which is obvious and doesn't go towards the down payment.
