If I had one rental, I'd take on more debt to scale.

I've recently sold a smaller (duplex) property and ultimately plan to reinvest those proceeds in a larger property - probably 6-8 unit scale with preferred location anywhere from south of seattle through tacoma.

One is typically tough to find but if you are trying to scale your business youll need a few and THAT is what is very very hard

Continue the education aspect and from there begin to think of ways to scale. 

The PM company just does property management (not acquisitions, large scale rehabs, etc.) so it's important to us to build relationships and have a network of providers and professionals to work with.

And if you were to build, there are economies of scale here- in other words let’s make up some numbers and say a two family house costs $250k to build- that’s $125k a unit.

Ordinarily a question like this works it's way into a full scale anti wholesaling / wholesaler bashing thread very quickly.

Looking out scaling our Property Management Company in Arizona and the response has been amazing.

Obviously, this type of financing impacts your numbers, but could be a way to scale faster than involving a bank in every deal.
