Investment Info:

Single-family residence fix & flip investment in Stockton.

Purchase price: $190,500

This home is a fixer-upper with great potential because of location and size of lot. It is located in a very desirable neighborhood, near Stockton Golf and Country Club. It is sitting on a little over 1/3 of an acre, and is close to schools, shopping, and easy access to I-5.

What made you interested in investing in this type of deal?

Very good price for this area

How did you find this deal and how did you negotiate it?

Found deal thru our real estate agent in the area

How did you finance this deal?

Financed the deal via Hard Money and Private Money

How did you add value to the deal?

Add a 3rd bedroom, remodeling the kitchen and changing the floor plan

What was the outcome?

The Rehab is in Process and should be complete is about 2 weeks

Lessons learned? Challenges?

Major challenge was finding a very good contractor to work with and we were able to find one
