Finally the sellers attorney sent a lawsuit notice to the brother of the seller and 5 weeks later from the original closing date it closed.I don't know how much you stand to make on this but getting an attorney to force the sale can be thousands if they blink.

In that case you would be using the buyer's earnest money for your transaction with the bank.You will still need proof of funds.Fannie Mae is the only one I've seen do deed restrictions and you will get that info with the 5 thousand page addendum that you will have to sign if they take your offer.
