I am 58 and want to retire from my regular job.

Bad News.....now I'm facing some pretty steep tax payments as these are considered regular income.I'm wondering what seasoned pros are doing to shelter profits made from fix & flips? 

I agree if the PM is too busy with other properties to get yours rented or make a single call for a company to come and mow the lawn regularly, time to find another one who values your business.

Around here (Kansas City), I would expect some $89K houses to have washer and dryer hookups, but not the actual appliances; the other houses at that price might not even have the hookups.If the laundry area is sized such that only a stacked washer and dryer will fit, that might lean a little bit towards you supplying them, because most people probably don't have stackables already, and they are more expensive than the regular ones. 

After the third time the repair failed in less than a week and this had been now going on for well over a month I called a regular HVAC repair company. 

For the stolen light bulbs, I have replaced them with the Cree led light bulbs ( if they can somehow remain in the unit, they tend to look like a regular light bulb and  last awhile and they don't make a humming noise).

However, my regular Clients call me often with questions before they even make the initial offer. 

It was a regular home, renovated, then ADU added, (exact one I am interested in).

@Jeremiah Roberts  The first person must have got a great deal if the owner wants to take your wholesaling deal over a regular offer.
