@James Wise20’s: formal education; gained experience through lots of hard work and continued to study and learn as much as possible from mentors; missed some opportunities, made a few mistakes and learned lessons from those experiences.30’s: lots of smarter work; shifted from the side hustle to focus on building systems; recognized and took advantage of more opportunities; built rental portfolio. 40’s (current): still working hard and smart; focused on using and improving systems based on experience; looking for additional opportunities but thinking bigger and more about long term plan; while I probably have less energy than in my early thirties (and more to juggle with career, investments, family, church and service commitments), I am much more efficient now in nearly everything I do.

but every time i dig into a deal like this, i find out that the list price was preposterous, and so of course the sold price was a big reduction. and so of course it might have been a good deal.not trying to be argumentative - genuinely trying to learn and see what other folks are experiencing in higher cost markets

It can be done at a the US Embassy or with the use of an Apostille, which is basically an internationally recognized notary for countries that participate in the Hague Convention of 1961.

Not to brag (okay maybe a little) but given I’m actually considering buying a new construction and they still remain cheaper than existing homes, it’s funny to look back and realize what I genuinely thought was just a odd statically quirk ended up being a leading indicator of the market 6 months later.
