My insurance company charges a lot more if the the home is older and does not have documented updates to the electrical and mechanical systems. 

I follow up by saying that a showing can be scheduled after the application is received.

I received leases and expense details prior to making any sort of offer from a few different properties.

That's a document that says the contractor accepts full payment and releases any liens that have been or might be filed against the property. 

In fact any documents an attorney can generate you can generate and get those fees removed from the closing.However, having an attorney review the docs is still a good idea.

I tell a lot of newbies to start out that way for the support you'll receive.
