You have to give "reasonable" notice, which is typically 24 hours, and you should tell the tenant what time you will be there and for how long.You are giving notice; you are not asking for permission. 

As an unseasoned investor - I look for properties that can have a reasonable exit strategy, expected net profit when I exit, easy to rent, not a significant management headache, etc. 

Gives credibility when pulling up to a location.

Your background in wholesaling seems to be a leg up for most 'new' investors. 

This means I can’t bump up my purchasing power.
