However, if I have to take the property with a tenant, my preference then is a tenant on a month-to-month agreement so if there's problems with them it's easier to get them out, and if I want to keep them then it's easier to raise the rent and I can have them sign my own lease agreement.

- Jenny and Chi Coming from experience i lost 4k for doing nonrefundable earnest trying to get a 203k funded even with a consultant, etc. they take a long time. make sure your are patient. you may want to just close it and do a cash out later on and use some of your funds to do the project

If politicians want more money to fund their programs, they have to increase taxes on those who earn an income (rich) so they can give it to those who don't earn an income (disenfranchised victims).
