N/O/O is sufficiently more generous that I have closed loans for unemployed clients who can't get $50k as an owner occ, but could (& did) get $750k as N/O/O.

I had one seller that I did a sub too with.. walk over to her bank and say I just sold my house.. bank called the note in 5 days or less LOLso just depends.. but with sufficient equity its all good.. you do this model just to make a few hundred a month in delta on cash flow its as you say Frankenstein.. and bound to fail.

Self Sufficiency is different than the discount to calculate actual rental income, the SS test is a separate FHA test to make sure that if FHA had to take back this property they will have sufficient cash flow to service their investors debt.
