They should have renters insurance to cover their belongings.An attorney will take up a bunch of time.I would make sure their apartment is fixed properly and not on the cheap and that also they reimburse the days out of the unit say so many days as a free rent credit moving forward.If they blow off the requests that might be the time to send the attorney letter to wake them up to working with the tenants.

But I just checked the statutes to make sure, the proper is now - because they are in a 12 months lease - the 5-day notice for material violation of the statute (plus lease, I guess) with the right to cure.

Hello, I'm brand new to notes and wondering if these look like good deals.Non-Performing - #1 - Principal Balance - $30,062.77 at 11% purchase at $8k - ARV - $135kPerforming - #2 - Principal Balance- $155,745.61 @2% purchase at $60k - ARV - $100k#3- Principal Balance - Principal Balance $119,062.23 @3.5% - Purchase price $60k - ARV - $135kThe benefits I think compared to rentals is that there is no tenants, but I'm not sure if banks are willing to refinance notes since I know banks are willing to refinance rental property?

For example, Andersen windows (at least older models from the '80s) had a balance installed in the upper corners of the window unit; very easy for these balances to become damaged be somebody driving a fastener into them.
