Looking to find rentals in my area, preferably near colleges like you said @Paul Timmons.

I am a recent college grad residing, and hopefully soon investing, in Racine, WI (between Milwaukee and Chicago).

Keep everything accessible online (cloud storage, google docs, email account, tablet always on you, whatever..), write down things as soon as your think of it (I use OneNote on my microsoft phone, or there are plent of free apps..), and set calendar reminders as soon as the thought is in your mind.These processes have saved me in both my 9-5 and my real estate investments!

I would like to speak with the landlord to find out about the current tenants and to talk about the possibility of owner financing, and I would like to get some kind of application and list of previous residences from the current tenants, but the real estate agent says I can't speak directly to either of them - I'm still learning about the etiquette involved.

Hopefully it doesn't get that far (see previous post), but thinking ahead, has anyone ever been forced to go to mediation over a sales contract (or for another RE dispute)?

I'm a 26 year old college graduate working a full time job while working full time in real estate.

All of my previous purchases have been small cash deals, so I am looking to educate myself on the financial side of borrowing deals.

On the up side, if we go for the 4 unit first, we'll be pulling rent from more units in the previous scenario, which will add up to more money that we're able to put down in purchasing the second property.

The 'when purchased' figures are from the previous owner's numbers (which, incidentally, make me think that I need to get my expenses down just a bit).
