As has been mentioned, generally speaking, you don't get access to the interior.Many times there is a buyers premium so you have to pay the winning bid amount, a buyers premium, closing costs, and depending on who you buy from, property taxes due on the property.Sometimes there is an inspection report available but not always.I've only bought vacant, bank owned homes.The first home I paid $22,500 for.

I have not. 3x  also comes from me having to deal with utility companies and them not have to set up any accounts, worry about paying bills etc. so there's a premium in that service.

Even if you only charge 10% APR, you get to ask for full premium price, which has to be figured into the returns.

Resale value would be hurt since you are in a duplex/rental neighborhood and No One would pay a premium for a larger SFR in a rental neighborhood.
