Class A or institutional- Business model- 300 units or more, usually Climate Controlled, multi story, on site manager, higher land cost, higher population center, great SEO power, well financed and managed, newer REITS/corporations. 

Most of my contractors know what look I like and I can give them more freedom the others I have to buy more of the material for them but I always consult with them to see what materials they prefer to use and then I fit my design to that. 

I am a physician, still working full time but with a serious plan on growing and diversifying my real estate portfolio to eventually have more freedom in my medical profession.
