Depending on where you buy - Air BnB opportunities are really popular as well if you don't sell right away or if you don't plan on utilizing your property during weekends/big events.Downtown Indianapolis is street-by-street - you'll find good pockets here and there but there isn't a "area" in particular you'd want to focus on.

I know that luxury vinyl plank is very popular these days, but 3/4 in. hardwood sanded clean with three coats of oil-based poly on it will take a monstrous beating in a rental and still come out strong.

Chris, unless you are at the retirement age pulling funds from your 401k will be considered early distribution, which will result in taxes and penalties (both on state and federal levels).
